Visible, Preventable Causes of Water Damage

Roof Leaks

Roofing materials wear out and expose the roof decking to moisture intrusion and damage. You need to periodically inspect roof penetrations such as chimneys, plumbing vents, and exhaust fans. Watch out for worn shingles which curl and crack, allowing moisture to seep underneath. Cracked chimney caps allow water into interior areas of the chimney. Rainwater which accumulates between the roof and blocked gutters can be a source of considerable damage. The rainwater will back-up under the shingles and weaken the decking. Keep your gutters as clear as possible, especially during the autumn months when the leaves turn and fall. Flat roof drains can clog and hold water on the roof, increasing the risks of a leak and a possible collapse of the entire roof under the weight of the water or snow.


Attics

Poor attic insulation and ventilation allow heat to escape, turning rooftop snow into an ice dam. Ice dams can force moisture to back up under roof shingles where it can drip unseen into the attic or walls.


Windows and Doors

Improperly installed windows and doors allow moisture to penetrate into the walls. Damaged seals, weather stripping, and flashing around windows or doors can cause windblown moisture penetration.


Gutters and Drains

Clogged gutters can force rainwater to travel under shingles, or to overflow and travel down interior walls. An insufficient number of drains can cause an overflow. Gutters that don't empty far enough away from foundation walls can lead to damage and a wet basement. Frozen gutters can act like ice dams, pushing moisture up under the shingles and into the house.


Rainwater collects along the foundation wall or beneath the floor during wet months unless directed away by proper drainage.


Improper landscape grading can result in drainage toward foundation walls, rather than away from them.

Heating and Air Conditioning Systems

Failure to clean and service air conditioners can lead to poor performance, higher operating costs, and moisture problems. Moist and dusty cooling ducts promote mold and other water-borne biological growth.


Plumbing

Plumbing fixtures usually develop leaks due to weakened pipe joints, or hose attachment failures. Internal wall leaks are hard to detect and often result in significant damage. Kitchen leaks from a worn seal can divert water into walls and wooden countertop supports.


Pipes

Common pipe problems include blocked toilets and drains (especially kitchen drains, where grease accumulates), stoppages of garbage disposals, roots in sewer lines, and deterioration and bursting of water lines.


Basements

A damp basement is frequently caused by accumulations of moisture dripping through concrete foundations. The moisture evaporates, increasing indoor humidity even if there are no visible leaks or standing water. Another common cause is condensation on the cold concrete walls and floors during more humid months.


Appliances

Water heaters, washers, and dryers tend to rust and crack over time, allowing water to drip out. These appliances can leak slowly or cause a flood if severely damaged. Their hoses tend to deteriorate from the inside out, resulting in leaks as well. Damage can be significantly heavier when the leaky appliance is installed upstairs or in an attic.


Weather

Other reasons for water damage are unpredictable such as summer storms, floods, heavy snow, and other water type disasters such as blizzards and tornados.


Storm and water damage can happen at any time. Most often these two things happen together. Water damage can occur due to damaged or faulty plumbing, leaky roofs, faulty fixtures inside your home, and severe weather.
